Architecture and Design
A contemporary six-storey mid-rise with a four-storey pedestrian-scale streetwall on Johnson and thoughtful step-backs at the upper levels to bring light, comfort, and a great street feel. The façade uses a context-sensitive palette with vertical windows and recessed private terraces—designed to look at home in the neighbourhood while feeling distinctly modern.

Designed to fit into the existing context of the Sydenham District.

About The Hive
The Hive is Kingston’s new benchmark for student living—six storeys of modern suites and thoughtful amenities just steps from Queen’s University. Developed by Amber Peak Developments Inc., the building reflects a commitment to safe, sustainable, and elevated student housing. With spaces designed for study, connection, and wellbeing, The Hive is more than a place to live—it’s a community built for success in the heart of the University District.

Our Logo = Our Building
The Hive mark isn’t abstract—it’s a mini 390 Johnson. We distilled the façade into a clean icon so you can spot “home” at a glance: a solid brick base, stepped upper floors, and a light rooftop crown. The same shapes you see outside are the ones you’ll see on your key fob, signage, and favicon.

The Mark, Simplified
Solid base (brick), stepped tiers (upper floors), light crown (rooftop). The favicon is the building—simplified for clarity.
Cladding & Form
Brick at street level; lighter panels above. Step-backs reduce bulk and create terraces—the same tiers shown in the logo.
Why the Icon Matters Day-to-Day
The icon stands for a calm, well-run home—quiet interiors, thoughtful details, and spaces that make everyday life simpler.
